What a villa in Bali has to get right

Most good villa plots on Bali are not flat and not simple. A clifftop site on the Bukit peninsula, a river valley in Ubud and a rice-field terrace in Tabanan each ask a different question: where the building steps down, where the view actually opens, how the wind and the afternoon sun reach the living spaces, and how the rain leaves the site in February.

The design answers those questions before it answers questions of style. Orientation, cross ventilation, deep roof overhangs and shaded openings keep the house comfortable with less mechanical cooling. Materials are chosen for how they age in humidity and salt air, not only for how they look on the first day. And because many villas on Bali are also rented, the plan is drawn for housekeeping, maintenance and staff circulation as well as for the owner.

Design and build, or architect-led?

Many owners look for a single "design and build" company. The studio works differently: it designs the villa, prepares the documentation, helps choose the contractor through a tender and then coordinates the construction, checking that what is built matches what was designed and specified. The owner keeps one point of reference, while the contract for the works is with a builder selected for that project.

How a villa project runs
